- Marketing & Advertising-- We have a highly aggressive online advertising campaign, offering top placement on national rental websites. We will also field incoming calls and emails from prospective tenants, getting your property leased quicker than our competitors.
- Background, Credit and Criminal Screening – We take care of screening prospective tenants for you. We will verify income and run national criminal screenings and pull credit reports.
- Property Inspection--Routinely inspects the properties we manage to ensure your tenants are maintaining them to your standards. We will update you immediately if any issues are found with plumbing, water heaters, air conditioners, or any other appliance or system that could cost you more than $250 to repair.
- Financial Reporting & Online Accounting--We use a web-based, secure property management software system, giving you the option to access important documents such as leases when it is convenient for you. This web-based platform allows you to access information when you need it. We also provide financial statements by the 7th of every month, keeping you in the loop on a routine basis.
- Maintenance--In addition to inspecting properties routinely so that we can catch problems before they arise, we have existing relationships with vendors in the event of needed maintenance or repair. We save you time and money by providing you with all of our vendor relationships to ensure maintenance and repairs are done quickly and correctly by a trusted provider. Our services are available to you and your tenants 24 hours a day, 7 days a week year round. We will also handle emergency services for you.
- Collections--Our collection processes ensure your rent is collected in a timely manner each month by a professional-but-tough approach. We ensure tenants understand before moving in that their rent must be paid on time. Direct deposit is also offered, giving you access to rent payments as they come in.
